Retail and office fit-outs rarely get an empty building. We plan phased and night-shift works so a store keeps trading or a floor keeps operating during the build, with dust and noise containment agreed with building management in advance rather than negotiated mid-project.
What Actually Delays a Fit-Out in Saudi Arabia
It is almost never the construction. Three things account for most overruns: mall or building management approvals that take longer than the programme assumed, long-lead imported materials such as specific stone, veneer or lighting fixtures, and MEP coordination discovered late because the base-build drawings did not match what was actually installed. We survey the site properly before quoting, flag long-lead items in week one so they can be ordered or substituted, and submit approvals in parallel with shop drawings rather than after them.
Handover, Snagging and What Comes After
A fit-out is finished when the client can operate in the space, not when the contractor leaves. We walk the site with you, log snags openly rather than waiting to be caught, close them on a committed date, and hand over as-built drawings, warranties and maintenance notes for the elements we produced. Because the joinery came from our own facility, replacement parts and matching finishes stay available long after handover.

Do you produce joinery in-house?
Yes. Custom joinery and furniture are manufactured in our own facility rather than subcontracted, which is the main reason our finish quality and schedule control are consistent.
Can you work from our architect’s drawings?
Yes. We take architectural or concept drawings, produce shop drawings, and build. Where a detail is not practical to construct or not permitted by the building, we raise it before work starts.
Do you handle mall and building management approvals?
Yes. Mall fit-out approvals, working hours, access permits and contractor documentation are handled as part of the scope.
